First of all, let me say this: I always let the property owner decide the listing price. Even if I may think the price may be high, I let you decide what we list at. If things are a little slow after a few weeks or a month of listing, I may ask to reduce the price a bit. Article below.
There are people that “want to sell,” and there are people who are completely ready to sell.
I’ve spoken to a lot of people over the years who tell me at some point that they want to sell their properties.
But when I call them back with potential offers on their properties, or solicit them for a listing, they never pick up the phone. Or, some do pick up after many times of me calling them, and say that they want high numbers for their property, which are not possible in the current market.
The truth is that the journey to get to actually being 100% ready to sell an asset is long, and filled with twists and turns. It’s one thing to say you want to sell, and another to actually sell it.
I’ve spoken to people who tell me for years — like four or five years — they want to sell. After years of follow up, they finally come to the table and sell their property at market rate. Buyers don’t over pay for property. And if you’re selling an investment property in New York City, there many factors which affect sale price: condition of the building, location, is it vacant or occupied, are the apartments free market or rent stabilized?
Renting an apartment, or selling an asset, is all based off supply and demand and how valuable your unit is compared to others in the area — nothing else.
A deal can only happen when the seller really understands what their property is worth based on other comparable options in the area.
Also, the act of selling a home or investment property brings into question other things to consider. You want to sell your home, so where are you going to go?
You own an investment property, and after you sell it, what will you do with the money? Are you going to invest it into other properties? These are important questions that need to be figured out before selling.
So there are people that want to “sell,” that never pick up the phone when I call them back, and there are people that are really ready to sell — they communicate with me, and come to the table with the number that they know their property is worth.
