The sales market for condos is off to a fast start in 2023, according to an article recently published in the Real Deal. And there is more sales volume happening in Brooklyn than ever before.
The article says that last month: “The outer borough saw 145 new development contracts, which is a 61 percent growth over pre-pandemic levels.”
While there have been more condos being sold, there’s also more luxury inventory being created in Brooklyn than ever before.
Makes sense to me that Brooklyn is emerging as an affordable place for luxury housing — there’s also a lot of space to develop.
Personally, I think Brooklyn also offers a nice, more mellow vibe than living in Manhattan. For the last ten years, I have lived in Brooklyn, between Williamsburg and Bushwick. I was never very interested in living in Manhattan — I was sort of turned off by the hustle and bustle and the small apartments I toured in my early twenties, mainly in the East Village and Lower East Side.
I also just liked the idea of living in Brooklyn — it seemed sort of a cool place to live for someone who was just moving to the city. And the apartments I toured were also more spacious and had more amenities than apartments in Manhattan. The first apartment I lived in (with roommates — we moved in in 2013), was in a great part of Williamsburg, a three bed, two full bathroom apartment, top floor, with a dishwasher, elevator, and a private deck, for $4200 (this was ten years ago, so the rent has gone up considerably). We could get a three bedroom apartment for this price in the East Village but this apartment was, just, way better.
The article from the Real Deal also has a few quotes from Kael Goodman, the CEO of Marketproof, one where he states that many apartments sold in Brooklyn were “deep in the borough.”
As I’m walking the streets in neighborhoods far away from Manhattan, deep in Bushwick, or some parts of Bed-Stuy, I see a lot of smaller, brand new six family new development buildings under construction. These buildings likely have apartments with in unit washer / dryers, big windows which allow for lots of light, dishwashers, and central air. If people are willing to negotiate a little on the location, they can have these types of amenities for lower prices than if they were browsing in Manhattan.
Location matters immensely – but what about living in luxury, or owning your home?
