Sorry – not much of a post for the non-developers out there.

I’m working with a seller to try to sell his 32×100 square foot lot in Bushwick, near the Wilson avenue L train stop.

The lot is currently zoned m1-1. However, the seller is confident that a potential buyer could convert the lot to residential.

I’ve been doing some initial research about how to convert the lot. I had a brief conversation with the local Bushwick community board for this part of the neighborhood, who suggested that a potential buyer speak to an urban planner in the city planning department (I know – this may already sound like a headache). The board mentioned the city may be inclined to approve the lot to some kind of combination of zoning for free market and affordable housing.

My seller is willing to sell the lot for $800,000. If you’re out there and have any interest – please reach out.

I’m also working on selling a 25×100 square foot development site in East New York and also a large Bed-Stuy building (about 7500 square feet), currently built as commercial space, but sitting on a R6A lot.

Let me know if you have any interest in these deals.
