Staging is Important, but Keeping your Apartment Clean is More Important

I had a listing recently in which the current apartment owner planned to still be living in the unit while I listed it. Selling or renting units while tenants are still living inside of them is a pretty normal thing.

The listing was a one bedroom apartment, near the Williamsburg waterfront. I had a different (buyer) client interested in viewing the space before it was listed.

With little warning given to the current tenant (sorry), I asked if I could bring my client to view it. The tenant replied that it would be okay for me to come by, but that he hadn’t cleaned the apartment. I didn’t think that would be too much of an issue.

Sure enough, when we arrived, the apartment was a mess. There were dishes in the sink (the apartment didn’t smell very good), and there were clothes strewn throughout the living room and bedroom.

My client didn’t seem that interested, and asked if they could come back at a later point and view again when it was clean.

The apartment was clean (and smelled okay) for every showing after this, and the clients who viewed it in this different state were way more interested.

Also, I’m not saying that paying tons of money for staging is completely necessary, but it does help.

But what matters more is keeping the apartment clean, and straightening up existing furniture.

An empty condo with no furniture currently inside of it may require or benefit from staging. But above all, keeping the space clean is more important. Make it look tidy.

This is not staging furniture. Was owned by the tenant who was moving out of this apartment. I had asked him just to straighten things up in the apartment. The clean look helped get the listing moved in a reasonable amount of time.
